Smart home maintenance, for the decades after handover.
A smart home outlives phones, routers, and — too often — the company that installed it. We service, repair and take over smart home, alarm, CCTV and network systems across London: ours, and the ones whose installers stopped answering the phone.

We installed your system
Then most of this page is already included. Lifetime support comes with every installation: raise a ticket in the portal, and most problems are fixed remotely before we’d ever charge for a visit. What you might want from us is the year-five battery pass — and a scene re-programme when life changes.
Open the client portalYou inherited a smart home
You bought a house and the automation came with it — undocumented, half-understood, possibly with the previous owner’s phone still able to unlock the door. Our first visit maps what is fitted, secures every password in your name, and hands you a written record of your own house.
Book a documentation surveyYour installer vanished
The company folded, retired, or stopped answering. With Loxone and KNX the configuration lives in your house, so a takeover is straightforward — we recover the project, back it up, and carry on the support. With dealer-locked platforms we tell you honestly what is worth saving.

What maintenance actually involves, when it's done properly.
A smart home degrades quietly. Nothing fails outright — a sensor battery fades, a dimmer drifts, WiFi coverage shifts as the street's networks change, and one day the house just feels less sharp than it did at handover. A proper service visit resets all of it in one pass.
The last item on our checklist is the one no checklist usually has: we ask what has changed in how you live. Automation programmed around a life you no longer lead is the single biggest reason systems get switched off — and re-programming a scene takes minutes when someone actually asks.

Every battery, one pass
Wireless sensors run 5–7 years, then fail one at a time for two years. We replace the lot in a single visit and log the date, so it never becomes a drip of dead devices.
Firmware brought current
Loxone updates are free for the life of the system and add real features. We apply and test them — including the ones that need a device restarted in the right order.
Configuration backed up
A copy of your programming taken off-site. If hardware ever fails, the replacement is restored in an hour — not reprogrammed from memory.
Circuits tested under load
Dimmer channels, relays and actuators exercised properly. A dimmer drifting out of range shows up here, years before it becomes a dead circuit.
Alarm & CCTV walk-test
Ajax sensors walk-tested, tampers checked, backup SIM verified, camera views compared against the original design, recordings played back. The certificate work, done honestly.
Network health check
WiFi coverage drifts as the neighbours’ networks change. We re-scan the property, retune channels, and check every access point and switch is behaving.
The Client Portal
Aftercare you can see,not a promise in a brochure.
Every client gets a login to our own portal — built by us, for exactly this job. It is the difference between “lifetime support” as a marketing line and lifetime support as something you can log into at 11pm.
- Your full project record and system documentation, permanently available
- Raise a support ticket with photos in under a minute — and watch its live status
- Every quote and invoice in one place, approved or queried online
- Remote diagnostics on our installations — many faults are fixed before you’d have noticed
Why this matters for maintenance
When you report a fault three years after handover, the engineer answering already has your floor plans, your device list, your configuration backups and the history of every previous ticket in front of them. Nobody asks you to remember which model of sensor is in the hallway.
Most smart home companies track support in a shared inbox. When their one engineer who knew your house leaves, the knowledge leaves with them — that is how orphaned systems happen. Writing everything down, in a system you can see, is our insurance policy against becoming the vanished installer this page talks about.
Systems we take over get the same treatment: documented, backed up, and visible in the portal from the first survey visit.
Takeovers
Orphaned systems,adopted properly.
London is full of smart homes whose installers no longer exist. Whether a takeover is straightforward depends almost entirely on the platform — and it is worth knowing which kind you own before anything goes wrong.
Loxone and KNX keep the configuration in the building, so any certified partner can pick them up — it is one of the main reasons we build on Loxone. Control4 and Crestron hold programming in dealer project files, which makes a stranded system harder to rescue — our Control4 and Crestron guides explain what is and isn't recoverable, honestly.
Questions
Smart home maintenance, answered honestly
How often does a smart home actually need servicing?
Less often than maintenance-contract salesmen suggest, more often than never. A well-installed Loxone system needs almost nothing for its first four or five years beyond free firmware updates, which we apply remotely. The real service milestones are battery-driven: wireless sensors run 5–7 years on their original batteries, so around year five a proper visit to replace them all in one pass — rather than one dying every few weeks for two years — is genuinely worth paying for. Alarm systems are the exception: if your Ajax system is professionally monitored or sits behind an insurance requirement, an annual service visit keeps the certificate valid.
What does a smart home maintenance visit include?
Ours covers the things that quietly degrade: every sensor battery checked and replaced where due, firmware brought current across the Miniserver and devices, a full configuration backup taken off-site, dimmer channels and actuators tested under load, network health checked (WiFi coverage drifts as neighbours’ networks change), CCTV lenses cleaned and recordings verified, and alarm sensors walk-tested. We finish by asking what has changed in how you live — new baby, new working pattern, new dog — because automation programmed around a life you no longer lead is the number one reason systems get switched off.
Can you maintain a smart home system you didn’t install?
Yes — takeovers are a growing part of our work. We support Loxone, KNX, Ajax, Hikvision, Paxton and Ubiquiti UniFi systems installed by other companies. The first visit is a documentation survey: we map what is actually fitted, recover or rebuild access to the configuration, take a backup, and hand you a written record of your own system — which most inherited smart homes have never had. From there it is supported like one of our own installations.
My installer has disappeared. Can you take over my system?
This is the most common call we get from outside our own client base, and the answer is almost always yes. Loxone and KNX are open platforms — the configuration lives in your house, and any competent certified partner can take over. We recover the project files, secure the passwords in your name rather than the departed installer’s, and pick up support. Control4 and Crestron are harder because programming sits in dealer-held project files; we explain honestly what is recoverable and what would need rebuilding — and if a takeover doesn’t make economic sense, we say so before you spend anything.
Do you service Ajax alarms and CCTV as well as the automation?
Yes, and it is usually the part that needs servicing most. Ajax alarm maintenance covers sensor walk-tests, battery health, tamper checks, backup-SIM connectivity, and — where the system is monitored — the annual service your ARC and insurer expect. CCTV maintenance is mostly optics and storage: lenses cleaned, camera positions re-checked against what they were designed to see, recordings verified, and hard drives replaced before they fail rather than after. Because we install all of it, one visit covers the alarm, the cameras, the network and the automation together.
Do I actually need a maintenance contract?
Honestly: not always, and we would rather tell you that than sell you one. If we installed your Loxone system, lifetime support is already included — you raise a ticket and we fix it, usually remotely, without a contract. A paid plan earns its keep in three situations: a monitored alarm that needs annual certification, a commercial site where downtime has a cost, or an inherited system where the first year involves real work to document and stabilise it. Outside those, pay for the battery visit around year five and keep your money.
What does smart home maintenance cost?
It depends on what is fitted, which is why we quote from a documentation survey rather than a rate card. What we can promise about the number: it is itemised — visit, batteries, parts, and any remedial work listed separately so you can strike out anything you don’t want — and remote fixes for our own clients are part of lifetime support, not billable callouts. Inherited systems are quoted after the first survey visit, when we can see what state the installation is genuinely in.
What is the client portal?
Every TechnoActive client gets a login to our own portal — not an off-the-shelf ticket system. It holds your project record and documentation, lets you raise a support ticket with photos in under a minute, shows you the live status of anything we are working on, and keeps every quote and invoice in one place. When you call about a problem three years after handover, we are looking at your system’s actual configuration, not asking you to remember what was installed.
A smart home should age like the house, not like a phone.
