From our own quotes over the last couple of years: a two or three bed flat with lighting, room-by-room heating and the app lands somewhere between £8,000 and £15,000. A three to five bed house done properly — whole-house lighting and heating, audio in the main rooms, alarm and cameras — is usually £15,000 to £40,000. Above £40,000 you are into large or listed houses where every room and the garden are automated. The quote is itemised line by line so you can see what each part costs; if you just want a rough number first, the calculator on this site gives one in about a minute and does not ask for your email.

Existing houses are about half our work — Victorian terraces in Hampstead, 1930s semis in Harrow and Pinner, the odd listed building. For those we use Loxone Air: wireless modules that sit in the back box behind the switch you already have, so nothing gets chased into a wall. If your walls are open anyway because you are building or renovating, we wire it instead (Loxone Tree), which is cheaper at that stage and more robust for the next twenty years.

Five to ten working days on site for a retrofit, and the last two of those are programming and handover rather than drilling. New builds are split: a few days of first-fix cabling while the walls are open, then we come back near the end for devices, programming and handover. The dates are in the quote, and you have one person to ring about them.

Loxone for the automation itself — we are certified partners. Ajax for alarms, Hikvision for cameras, Paxton where a building needs proper access control, and Ubiquiti UniFi for the network. We settled on that set because they talk to each other without workarounds and none of them wants a monthly fee. We have tried others over the years; those are the ones we still fit.

Not the ones we fit. The Loxone Miniserver in your cabinet does all the thinking, so the lights and heating work whether or not the broadband is up and there is nothing to renew each month. That is a big part of why we chose it over the cloud-based systems — a house should not stop working because a company in California changed its pricing.

We are based in Hatch End, so most jobs are North and West London — Hampstead, Highgate, Kensington and Chelsea, Harrow, Northwood, Stanmore — and out into Hertfordshire and Buckinghamshire. We do go south of the river and east; it just means an earlier start. The survey is free anywhere in that area.

On the last day we walk you through it until you stop asking questions, then leave you the documentation: every device, circuit and camera, plus your logins. After that you have the client portal to raise a ticket, and we can usually see what is wrong remotely and fix it without a visit. Firmware updates are free. The engineer who fitted it is the one who picks up the phone.

The survey, the itemised design, the hardware, the installation by our own engineers (we do not subcontract), the programming session where we sit down and set the house up around how you actually live, the handover and the paperwork — and then the years afterwards, through the client portal. We do not do the version of this job where somebody installs and disappears.

If you are anywhere in London or the Home Counties, yes. The office is in Hatch End (HA5): Harrow, Pinner, Northwood, Stanmore, Watford and Barnet are all within twenty minutes, and the rest of Greater London, Hertfordshire and Buckinghamshire is a normal working day. We are one local team rather than a franchise, so the people who install your system are the people who look after it.

Same job, two names. Engineers tend to say "home automation" when they mean the logic — the schedules, scenes and presence rules — and "smart home" when they mean the finished result the owner lives in. Whichever phrase you searched for, the work is what this page describes: design, cabling or wireless modules, commissioning, programming.

Ask to see finished houses, not a showroom — ours are on this site with the kit lists. Ask whether they are certified on the alarm and the cameras as well as the automation, because most are not. And ask, in writing, what happens if you fall out: with Loxone any certified partner can take over, so an installer who gets vague at that question is telling you something. It is also worth checking how long they have existed. A lot of UK home automation companies are younger than the systems they want you to live with for ten years.
