Does a Smart Home Actually Increase Property Value? What the Data Says

Every smart home company claims their installations increase property value. But is it actually true, or is it just marketing? We dug into the available research and spoke to estate agents we work with across London to find out what buyers really pay more for.

The Research

A 2024 study by the National Association of Estate Agents found that professionally installed smart home systems add between 3-5% to property value. For a £500,000 London flat, that's £15,000-£25,000. For a £1M+ house, the premium is proportionally higher. Critically, the study distinguished between professional installations and DIY smart plugs — the latter add nothing.

What London Agents Tell Us

We spoke to agents across Kensington, Chelsea, Hampstead, and Surrey. The consistent feedback: smart homes don't just sell for more — they sell faster. Properties with integrated automation typically receive offers 20-30% quicker than comparable properties without. One agent told us: "Buyers under 45 now expect it. If two properties are similar and one has Loxone, they'll choose the smart one every time."

What Buyers Actually Value

Not all smart features are equal. The features that add the most value, according to agents: integrated security (CCTV + alarms + access control), automated lighting throughout, climate control with energy monitoring, and structured networking. Multi-room audio is a nice bonus. What doesn't add value: voice assistants, smart plugs, and anything that requires the buyer to maintain subscriptions.

The ROI Calculation

A typical mid-range TechnoActive installation costs £20,000-£35,000 and adds £15,000-£25,000 in direct property value, plus the intangible benefit of faster sale. When you factor in energy savings of £1,500-£2,500 per year from intelligent climate control, the system typically pays for itself within 5-7 years — while you enjoy the benefits from day one.

The Catch

The value only applies to professional, integrated systems. A box of Philips Hue bulbs and a Ring doorbell won't move the needle. What buyers pay a premium for is a properly designed system that's been professionally installed, fully commissioned, and comes with ongoing support. That's what we deliver.
